What is the minimum rental period?
The minimum stay is 7 nights during high season (June–September), 5 nights during the off-season. Bookings of 10 days or more receive an additional 5% discount.
How do I book?

Payment: 30% upon booking, the remaining 70% upon check-in.

Yes, a damage deposit of €500 is required.

What is the cancellation policy?
· Free cancellation up to 35 days prior to arrival – full refund.
· 34 to 23 days prior to arrival – 25% of the total stay charged.
· 22 to 10 days prior to arrival — 50% of the total stay charged.
· 9 to 0 days prior to arrival — 100% of the total stay charged.
· Early departure & no-show — 100% of the remaining nights charged.
Is there a best price guarantee for direct bookings?
Yes. When booking directly through our website, you receive a 10% discount.
How do I check in and hand over the keys?
We or our manager will meet you personally, show the property, and hand over the keys. You will pay a €500 deposit and receive a receipt. The meeting time is agreed upon in advance.
What are the check-in and check-out times?
Check-in is from 3:00 PM, check-out is by 11:00 AM. Early check-in and late check-out are subject to individual consideration—please specify when booking.
How does check-out work?
We will send a short checklist the day before departure. The security deposit is fully refundable if there is no damage. We ask that you leave the house in good order.
Is there a manager or contact person on site?
Yes. Our manager is available by phone and WhatsApp throughout your stay.
What's included in the rental price?
The rental price includes: self-catering accommodation, all taxes and fees, final cleaning, welcome package, private parking, bed linen, bath and beach towels, and a complimentary toiletries set.
Are bed linen and towels provided?
Yes. Bed linen, bath towels, and beach towels are included.
Is on-site parking included?
Yes, private parking is available on the villa’s grounds, free of charge.
Is cleaning provided during your stay?
No, additional cleaning is not included. For longer stays, cleaning can be arranged upon request for an additional fee.
Are pets allowed?
Unfortunately, no. Out of respect for all guests, pets are not allowed.
Is smoking permitted on the premises?
Smoking is prohibited inside the house. Smoking is permitted only outdoors.
Can events or parties be held?
The villa is designed for a private, quiet family getaway. Events with outside guests are by prior arrangement only.
Are children allowed? Is a baby crib available?
Children are welcome. A crib and high chair are available upon request, free of charge.
Is there a transfer from Thessaloniki Airport?
Yes. We organize a private transfer from Macedonia Airport directly to the villa.
The price will be confirmed upon booking.
How do I get to the house? Are there detailed instructions?
After confirming your booking, you will receive detailed instructions with directions, a photo of the entrance, and the manager’s contact information.
How far is the nearest beach?
The nearest beach is a 10-minute walk. The best beaches in Halkidiki are a 3–20-minute drive away.
Are there shops, restaurants, and a pharmacy nearby?
Yes. A supermarket, pharmacy, and several authentic taverns with sea views are
a 5-minute drive away.
Can I rent a boat or arrange an excursion?
Yes, we work with trusted partners. Boats with a captain, private excursions to Mount Athos, winery tastings—please inquire when booking.
Is early check-in or late check-out possible?
This is discussed individually. If we have available dates, we will try to accommodate. Please inquire in advance.
Can I order groceries before arrival?
Yes, through our manager. Send us a list and we’ll meet you with a set table.
